Who are you and what course have you created?

I was an Army Veteran of 11 years with 2 combat tours. After Retiring from Nursing at age 29 as an ICU Manager, I am now the CEO of Tax Deed Wolf Academy LLC and WolfPack Capital LLC.

What market does your online course serve?

Real Estate Investors, more specifically tax deed and tax liens investors. In this niche of real estate we purchase properties for pennies on the dollar when property owners cant pay their property taxes. We literally get houses for under $3,000.

What’s the biggest benefit of taking your course?

The biggest benefit of our course is that it’s a one stop shop. Our mentees learn proper business structure, business credit and get funding, tax deeds/liens, wholesale, air bnb, multi family, and more!

How did you get into the market?

My squad leader mentioned this strategy to me while overseas in Afghanistan during OEF 13-14. A couple of years later I actually did my research and dove in. We then scaled this business like no other and then started WolfPack Capital and took tax deed investing to another level.

Why did you decide to create an online course in the first place?

I was constantly being asked by individuals if I would teach them. People kept insisting that I start a course, so I hired a mentor to show me how to do it and I went to work. Before I knew it we had over 500 members.

Did you have any moments of doubt before you created/launched it?

I definitely had my doubts. I didn’t know if people would actually want this info. My doubts quickly went away after we got our first 50 students and they were purchasing property like it was nothing.

What’s your online course like?

My course starts out with an online curriculum which includes videos, contracts, website links etc. We also have weekly meetings and Q and A calls, 3 classes a week. On top of this we have a private chat between students and coaches so that they can always ask questions. Some students actually upgrade to 1 on 1 mentorship and they work with me directly. We also provide deals to them that come through my personal pipeline. So not only do they get properly structure and funded, they also receive leads.

How long did it take you to create your course?

It took me a few weeks to get my course created. I spent hours recording videos and putting my process and vision into simpler steps. I didn’t exactly know what I was doing so I did hire a few mentors to help me get this thing started. After getting the mentors we scaled tremendously.

Tell us a little about the process of launching your course and getting your first sale(s).

I started out in facebook groups and running facebook ads. To be honest, the facebook groups were the real winner because it was more cost effective. Today, we aren’t even running ads anymore.

What’s the traffic strategy that works best for you?

Clubhouse, Instagram, Facebook Groups, and events are the best for us. OPA (Other People’s Audience) is the best way to grow your business. We use podcast and conferences to get in front of large audiences.

What online course platform are you using?

It is an all in one platform called Kartra.

Do you like it?

I absolutely like it. It has everything that I need from calendars, landing pages, emails, text etc.

Are there any features you wish it had?

No, kartra has it all.

What made you decide to use your chosen platform over others?

Other platforms that were $97/month didn’t include calendars, emails, text, etc. Kartra was the clear choice when it came to cost effectiveness.

What other tools do you use to run your online course business?

Community app, canva, zoom, and telegram.

Do you have any big mistakes you’ve made along the way that you’d be willing to share?

I put too much money into ads with the wrong managers. I literally lost thousands when the ads had poor results.

I was able to retire from nursing at 29. This has also allowed me to change the lives of others around me. Everyone in my circle is now real estate investors and are working for themselves.

What has creating your course done for you personally?

Creating a course has allowed me to find my purpose in life. That purpose is helping people. I am helping individuals create generational wealth and change their lives which is priceless.

Do you have a story of a transformation from any of your clients?

I have a mentee that came to me with no real estate at all. She tried hard for 2 months to get her first deal. On month 3 she was able to close on 5 homes and her net worth increased to almost 1 million dollars. This means a lot to me because she followed all of our steps to the T. She got her businesses properly structured. She gained access to over $300,000 in lines of personal and business credit. And then she purchased 5 homes using our strategy. This is one of the best feelings in the world for me being her mentor.

What advice do you have for people just starting out?

The best advice I can give anyone is get a mentor and don’t give up. If I would have had a mentor sooner I would probably be a billionaire already.
